Fox Pitt, Kelton

25 Copthall Avenue, London EC2

This project was one of many for Fox Pitt, Kelton whom we moved out of their existing office in the Gherkin Building at 30 St Mary Axe, London. Fox Pitt, Kelton were in the process of a management buy out from Swiss Re Bank and this move was one of twenty five around the world.

The project was run under a JCT 1998 with contractor's design contract and all services were designed by our own services contractors before being approved by both landlords and clients representatives.

The space taken consisted of a Cat. A floor area of 15,000sq ft at 25 Copthall Avenue, London which had been designed with the intention of letting the space to financial institutions. As equity dealers this was well suited for Fox Pitt, Kelton.

The works comprised of the fitting-out of high quality office space on the Fifth Floor. This included dealer floor, offices, stores, meeting rooms, boardroom, break-out area, kitchen, new reception, specialist joinery and separate staff shower rooms.

A new Comms Room was built in the first 6 weeks of the project and included UPS, Downflow units, FM200, leak detection and a Vesda system. The fire alarm system and sprinklers which were maintained by base build named contractors was adapted to suit the new office layout.
